We have a very diligent and systematic approach allowing us the bandwidth to serve the hundreds of homes we currently serve in both the seasonal and annual rental divisions. Maintaining a close eye on your investment while maximizing your returns is what its all about.
Management Options: All three options come with the same marketing campaign. The home will be listed on the MLS, offering a very favorable commission to any agent that is working with a qualified tenant. The listing will also be syndicate out to approximately 80 websites like Zillow, Trulia, Realtor.com, Hotpads.com, etc.
Tenant Placement: Domain Realty Rental Division will collect a full month’s security deposit, handle all aspects of the lease, and handle delivering the HOA packet to the management company for approval. The day of move in, the security will be deposited into your local bank account and the office will collect the rent that is due that day. Once the tenant moves in, our job is done and all correspondence will be between the tenant to landlord.
Tenant Placement with 12 Month Consulting: This includes everything offered with Tenant Placement plus 12 months of consulting. Consulting will be available for the first 12 months to answer any questions and/or handle any issues you are not comfortable with or do not know how to handle. Example: Post a 3-day notice for non payment or handle a 7-day notice to cure default.
Full Property Management including Tenant Placement: Your property manager does everything a landlord would do. Domain Realty Rental Division will take all calls/emails from the tenant and set up all repairs to the home. Any and all work will be bid out if necessary. Rents will be collected each month and deposited into your local bank account. Your property manager will be available 24/7 as the emergency contact for the tenant.
Management Options: There are two options available. Both options come with the same marketing campaign. We will list your condo on the MLS, as well as syndicating the listing out to Zillow.com, Trulia.com, Realtor.com, Homes.com, etc. We will also offer a very favorable commission to any agent that is working with a qualified tenant.
Tenant Placement: Domain Realty will handle preparing the lease and handle any lease applications and/or transfer forms required by the community and the HOA. Once the tenant moves in, our job is done and all correspondence would go from tenant to landlord. I will collect a security deposit and the rental payments, as well as register you with the county and state for the 11.5% tourist tax which is charged on every lease less than six months and a day. This tourist tax is based on the total lease amount and is also paid by the tenant, which we will collect and remit on your behalf.
Full Property Management including Tenant Placement: You would receive all services in Tenant Placement plus we will handle the check-in and check-out, we would be available to the tenant, so that if there are any maintenance related issues, they will be calling Domain and we can coordinate any repairs with your approval. Domain Realty will also perform an exit walkthrough to ensure proper handling of security deposit at the end of the lease. You, as the landlord, will hold the security deposit, but I will let you know if you need to make any deductions and provide the proper forms for the deposit to be returned to the tenant.
**Tax Rate Increases for Lee and Collier County: This applies to all Seasonal Rentals written after January 1, 2019**
Lee State Tax increase to 6.5 % —Total tax for a seasonal rental 11.5%
Collier State Tax increase to 7% —Total tax for a seasonal rental 12%
