    • Regardless of neighborhood or zip code, market behavior is consistent.

  • Outlook:

    • Once median prices flatten, it’ll likely signal stabilization.

    • Sales are happening, albeit slower than previous years.

    • Keep educating buyers: low interest rates in the future could lead to higher competition.

  • Median Time to Contract is stabilizing—neither rising nor falling.

  • Lee County is showing the most channeling behavior (days fluctuating within a tight range, not trending up or down).

  • Collier County (Naples):

    • Median days to contract hovering between 60 and 80 days.

    • This flattening follows prior trends of increased days on market from 2022–2024, which were aligned with rising inventory resistance to higher prices.

  • Perspective check:

    • 60–90 days on market is historically normal...consider DOM from 2016 and on...

    • The fast-paced, multiple-offer market of 2020–2021 was the anomaly.

    • Today’s buyers are reacting to prices and economic factors.

    • Sellers need to reset expectations—longer market times are not unusual or alarming.

  • Market outlook:

    • We're seeing early signs of stabilization.

    • Still, interest rates remain the wild card moving forward.
