Today’s Tip: Vacant Land and the Flood Disclosure

As we all know Florida enacted a law in October of 2024 requiring sellers to use a Flood Disclosure for all "residential real property"

 

While the statute doesn't specifically mention land...land is considered "residential real property" thus it would be subject to the provisions of this new rule. 

Yes...I know it is silly...but if you have a land listing...please include this in your current listings for vacant land so that your seller's are compliant. 

 

Compliance with this new rule may have slipped through the cracks...but going forward it will be required.

Real Talk: Always enter your buyer’s name in ShowingTime. Why? If you have a buyer-broker agreement and that client ghosts you or tries to go direct to the listing agent — you’ve at least got something on record.

If you're on the listing side and see that buyer name pop up later… you’ll be glad you were paying attention.
